How to Choose a Residential Architect in Chennai: 7 Questions to Ask Before You Sign

Chennai has no shortage of people willing to call themselves a residential architect. Choosing the right one for your home is a decision you'll live with for years — literally. A restaurant that gets a layout wrong can renovate in a slow month; a family living with the wrong floor plan doesn't have that option. Here are the questions worth asking before you sign anything.

1. Will you actually visit my site before designing anything?

Orientation, prevailing wind direction, neighbouring structures and sun path all change what a good design looks like on your specific plot — even two identical-sized sites a street apart can call for different plans. If a firm is willing to start designing off a site plan alone, that's worth noticing.

2. How do you approach daylighting and ventilation?

In Chennai's climate, a home that depends entirely on air conditioning to be comfortable has usually had climate considerations added late rather than designed in from the start. Ask specifically how window placement, cross-ventilation and shading are planned — the answer tells you whether climate is a starting constraint or an afterthought.

3. What exactly is included in your design fee?

"Design" can mean a concept sketch, or it can mean full construction documentation ready to hand to a contractor. Ask explicitly whether structural drawings, MEP layouts, and statutory approval documentation (CMDA and local body) are included, or billed separately.

4. Who manages the contractor — you, or me?

This is the design-only vs. design + project management vs. turnkey question, and it determines how involved you'll need to be during construction. If you have a trusted contractor already, design + project management can be the right fit. If you'd rather one team be accountable for the whole outcome, ask specifically what "turnkey" includes on their end.

5. Can I see a project you designed at least a year after it was completed?

Anyone can show you opening-week photography. A home or building that still works well a year or two after move-in — where the family hasn't had to renovate around a design mistake — tells you far more about whether a firm designs for daily use or for the photograph.

6. What's your payment structure?

A milestone-based schedule tied to actual design and construction stages protects both sides. Be cautious of a fee structure that front-loads payment before any design work is delivered.

7. What happens if I want to change something mid-project?

Changes happen on almost every residential project. Ask how change requests are handled, documented and priced before you're in the middle of one.
